Have you noticed that many times as soon as you burn a bridge to something, you wish you had just put up a closed at the moment sign?
Well now is the time for making signs instead of burning bridges. Things have gotten really odd. Some properties are getting tons of folks in who love them but are hesitant to put in an offer. Others are getting in tons of folks who love them and they all put in offers at once.
That means in the last couple of months that we have been in multiple offer situations over and over and in most cases, lost out because ” the other offer is just so good that we are not pursuing best and final offers” Frustrating? Yes! it makes you just want to burn that bridge and move on because it is irritating. It seems as if the “big one” gets away and it is back to looking or because of momentary dejection, time to take a break.
BUT Wait There is More! The story may not be over because in these days of jittery buyers, odd happenings, delayed closings, weird mortgages and longer apprasial processes we are seeing properties that our clients lost out on coming back on the market. Yes, all of a sudden the home we all were excited about is back in play and that bridge you wanted to burn is now your path to where you want to be. So if your out there looking and lose out on your dream home, don’t burn those bridges just yet. Odd times often bring opportunity if we are patient.
But what if you are the seller of one of these properties that received multiple offers and the buyer disappears? Well if things have been handled well then those bridges are still there for you as well. A good listing agent (which of course you have) will help you take down that closed sign and let those who were interested last week know that the bridge that was closed is now open! Who knows a better offer than you had may end up in your lap as long as the bridge is still standing.
