The doom and gloom of the last year has taken its toll on everyone and many who are considering selling a home think that this might not be the time to sell. Well as with everything in life..that depends. Is your house is good shape an ready to sell? Is it the right type for the market?Where is it located? What are you looking for in your next home?
First, realize that homes that are in good shape, have been updated and have a good floorplan and few negatives, tend to be the first to sell-especially when there is a limited inventory. A few updates may make your house the “one” ! Yes there may be fewer buyers, but there are fewer homes to choose from as well, so when they find one that “works’ it may sell quickly.
Also consider if your home is the right type of home for the market at the moment? In some areas there is a flood of townhomes on the market making it hard to sell at a price you might want. But in that same area single family homes may be the hot thing. In certain areas of Houston and in certain types of housing types, things are still struggling a bit. Yet there are several areas where the right type homes at fair prices are selling quickly.
Location does play a role in considering if it is the right time to sell. Check to see how things are in your area. How long are homes on the market? You might be surprised to find that with fewer homes on the market that buyers are buying quickly. In talking with Realtors who focus on far west Houston areas like Cinco Ranch and Grand Lakes, clients who find a home they really like, are finding themselves in multiple bid situations or discovering that the home they considered yesterday is now under contract!
In-town also has its own story. In the Heights, updated bungalows with good floor plans and lots that are priced correctly are selling! Sure there are some soft spots in the market- but there also are some types of homes and price points that really are selling very well. It may very well be that your home is one that buyers are looking for.
The other point to consider is what are you looking for in your next home. Who knows? What you want and need might be available at price point that suits you. It may be that the next home you are looking for is one that is priced better than you thought.
So is it a good time to sell?
